How many people may apply for on one Title Deed?

Only one person and his family from first degree can get citizenship.

Is there any requirement for the applicant to bring his entire family to Turkey during any stage?

How to become Turkish citizenship by fund investment and how does this process work?

After purchasing the real estate investment fund (REIF) valued above 500.000 USD, you can apply to your bank (Halkbank, İş Bank, Akbank or QNB Finansbank). It is one of the fastest ways of getting Turkish citizenship. This application form is sent to the Capital Markets Board Of Turkey. What is the responsibility of the Ministry of Environment and Urbanization?

May I buy commercial properties with rental income and get Turkish Citizenship by investment?

Yes, any property you buy is counted.

I bought property in Turkey previously. May I apply for citizenship now?

Title deed applications (at Tapu Office) after 18.09.2018 may obtain Turkish citizenship by investment. For example, you bought property but you did not register Title Deed on your behalf yet and you keep paying installments. Every payment after 19.September.2018 counts for your citizenship application.

I buy a property with installments, may I get Turkish citizenship?

Yes, if you have Notarized Property Purchase Commitment and if you have paid installments after 19.09.2018 through the bank and if total payments are above 250.000 USD; you may apply for Turkish citizenship.

If I buy a property under construction which I haven't get title deed on my name, may I apply for citizenship?

Yes, the government accepts Notarized Property Purchase Commitment, too. If the payment is above 250.000 USD, you may apply with Notarized Property Purchase Commitment for citizenship.

Should I buy one property above 250.000 USD or can it be multiple?

You might buy several properties which have a total value of more than 250.000 USD. You need to apply at the same time for all. Tapu office accepts citizenship applications if the declared values are above 250.000 USD.

Is the applicant free to do any job or business in Turkey?

Yes. In professions such as doctors, lawyers etc. It is necessary to subscribe to the bar associations regarding special equivalence certificates.

Is there an alternative to Turkish Citizenship?

If your budget is not enough to get a Turkish citizenship by investment, you may apply for a Turquoise Card. The Turquoise Card serves like the Green Card of the US. Turquoise Card gives its holder all the rights of a Turkish Citizen except for the right to vote and the mandatory military service for the men.

Do I have to renounce my current citizenship when I become a Turkish citizen?

No, Turkish laws allow dual or multiple citizenships. It is up to your own state regulation.

Is it possible to have dual nationality in Turkey?

Yes, Turkey allows dual nationality, but you should check with your consulate regarding your original nationality because some countries like India, China, and Saudi Arabia do not recognize or have certain restrictions in place regarding dual nationality.

Which nationalities may apply for Turkish passport?

All nationalities who are able to buy property in Turkey, may apply for Turkish citizenship by investment.

Do I need to complete Turkish Military Service if I become a Turkish citizen?

There are several answers. Your child under 18 years old, when they come to military age, yes they are obliged to do military service. It has a condition for dual citizenships; you may choose between two countries. If you have already completed, you might need to prove it. For people elder than 22 years old, you need to ask at the application if there is a special condition at Population and Citizenship General Directorate for appropriate information.

You say, citizenship process might take 2 months time. Do I get Residence Permit on the application process?

Residence permit (no:6458/31-J) is granted to you and your family. We get Residence Permit on the same day after property approval without any waiting time.

How do I get Turkish citizenship as a heimatlos (stateless person)?

When you buy at least 250.000 USD property, you can apply to Turkish citizenship with a required document certifying applicant’s statelessness. (Travel document issued by the United Nations.)

Will my citizenship automatically be granted when I fulfill the conditions?

No, the citizenship approval is contingent upon verification from archive records of national security units that the applicant poses no threat to national security.

Is there any critical point that I should know?

Ministry wants to be sure that the value is minimum 250.000 USD. Sworn property valuation companies verify that the price is correct in order to prevent from price fraud. Appraisers might have up to %20 deviation (difference) than its sales price.

How long does this process take?

It takes time within 30 days. The government has opened a special Citizenship office to reduce time.

How should I calculate the exchange rate of USD and TL?

On the application date, Tapu Office calculates the value from the Turkish Central Bank selling rate (efektif satış kuru).

How does Turkish citizenship acquisition work?

When you buy properties valued above 250.000 USD, you apply to title deed office (Tapu Office) General Directorate of Land Registry and Cadastre, you demand to obtain Turkish Citizenship. After the application, they check the appraisal report and bank transfer documents. Tapu Office gives approval for citizenship in between 3 and 7 days time. With this citizenship approval, we apply to the Immigration Office desk on the same day without waiting for an appointment for a contemporary residence permit. With the approval and residence permit, we apply finally to General Directorate of Population and Citizenship on the same day. After tapu application, all process is followed in a special Citizenship Information Office in Istanbul and Ankara. They finalize citizenship acquisition within 30 days.

What happens if the valuation of the property is different than I buy?

Real Estate Valuation Department is established under the Land Registry and Cadastre according to the presidential decree dated 5.2.2019. Valuation report and property sale price statistics is very new for Turkey. We are now at a very early period. As we do not have a large database, the accuracy of the reports may differ up to %20.

What does SPK mean?

SPK is an abbreviation of Capital Market Board mean Sermaye Piyasası Kurulu in Turkish. It is the highest regulation authority of financing, stock exchange and banking in Turkey.

How long is a valuation report valid?

According to the property law, Tapu office wants it not older than 3 months. In case the report validation time passes, we help our clients to renew it free of charge after 3 months.

What is the government system in the country?

It is a democratically elected government as in Ireland/UK. Turkey is also one of the 5 permanent members of NATO.

How does the general cost of living compare with the UK/Ireland?

Fresh produce is great value for money. You’ll find most other items up to 50% cheaper than in Ireland or the UK. However, electrical items are the most expensive with prices comparable to the UK.

Can I rent out my property?

Yes. The main season is from April to October, but you should still be able to rent it out over the winter months at lower rates. At the height of the summer, you can expect a more reasonable return.

Are there any ongoing taxes?

State property tax, environmental tax and wealth tax. However, these are relatively low, and your lawyer will advise you.

What should I expect to pay in maintenance fees?

Maintenance fees vary depending on the project. When there is more facilities in the complex, fee can increase.

Is appraisal necessary? What does the appraisal process involve and how long does it take?

Appraisal report keeps from overpriced property sales. When one buys a property, Land Registry and Cadastre asks for SPK validated Valuation Report as a proof document that the purchase was made at the correct price. Your addressee is a direct Real Estate Appraisal Department of Land Registry and Cadastre. The process takes 3 – 6 days.

What documents are required?

Appraisal report, passport translation at Notary Public, if needed, the power of attorney, 2 photos, local tax number and bank account.

On a new development, what is the average deposit required? Can I pay in installments?

You will normally pay 5,000 USD (approx) reservation fee and then 30% as a deposit within four weeks. Most developers offer stage payments (lump sum to be paid at the completion of each building stage) often with a degree of flexibility towards your circumstances. This will be agreed at the time of purchase.

The title deed is called ”TAPU” and all property transactions for the foreigners is done only through the Land and Registry offices of the relevant district where the property is located.
